Work has officially begun at Beachlands South, with a sod-turning ceremony marking the start of one of Auckland’s largest coastal developments.
Held on 13 November, the event was attended by Prime Minister Christopher Luxon, Auckland Mayor Wayne Brown, and key project partners. Hosted by Beachlands South Limited Partnership which includes the NZ Super Fund, Russell Property Group, and Ngāi Tai ki Tāmaki, the ceremony signals the start of earthworks across the first 37 hectares of the site.
“There is a lot to do before we get any vertical construction under way, but it’s pleasing to be under way on preparatory land-shaping work,” said Brett Russell, Managing Director of Russell Property Group.
Beachlands South has been a collaborative effort, bringing together the design expertise of Studio Pacific Architecture, Woods Bagot, Jasmax, and Studio\Woodroffe\Papa, supported by a wider team of consultants and specialists. Studio Pacific’s collective approach has ensured a comprehensive and innovative solutions that respond to the diverse needs of the community. The project integrates new housing, schools, parks, a village centre, and extensive open space — all shaped by a strong commitment to sustainability and community connection.
The site includes the 170ha former Formosa Golf Course and is located adjacent to Pine Harbour ferry terminal, a key transport link to the city. Once complete, Beachlands South will deliver up to 4,000 homes, with development taking place in stages over the next 10 to 15 years.
Ngāi Tai ki Tāmaki blessed the site on the morning of the sod-turning, reflecting the significance of the whenua and the enduring relationship between mana whenua and the project team. The development’s vision is grounded in a long-term, multi-generational approach, supported by strong partnerships across both public and private sectors.
This next phase follows the approval of Private Plan Change 88 in July 2024 and reflects more than six years of collaboration between the project team, Auckland Council, and the wider community.
With earthworks now underway, Beachlands South enters its delivery phase — a multi-year programme that will transform this coastal site into a thriving, future-focused community.
